Replacing Bolingbrook's First-Generation Concrete

Bolingbrook was built as a new town in the 1960s, and concrete contractors working here are mostly replacing the first generation of flatwork. Wikipedia notes that almost all of the village's homes, businesses and churches were built after 1960. The first subdivision, Westbury, went in just west of Route 53, followed by Colonial Village on the east side. The population exploded from 7,651 in 1970 to 37,261 in 1980 and reached 73,922 by 2020.

Built on wetland ground

Wikipedia places Bolingbrook in the heart of the Gateway Wetlands. Ground like that can hold water, and slabs over soft or poorly drained soil settle unevenly. When we tear out an old driveway or patio in Bolingbrook, we pay close attention to what is underneath. If the subgrade is soft, it needs to be dug out and replaced with compacted stone, or the new slab will follow the old one down.

We also look at drainage across the whole lot. A patio that sends water toward the house or a driveway that drains into the garage will fail again no matter how well it is poured.

What 40 to 60 years does to concrete

Homes from the late 1960s and 1970s often have:

  • Driveways broken into several pieces, with sunken sections near the garage
  • Front walks and stoops that have tipped toward the house
  • Patios that were replaced once with a thin overlay that is now peeling
  • Approaches cracked by decades of plows and road salt

Overlays and patches can look fine for a season. On concrete this old, removing it and starting with a new base is usually the more lasting answer.

Newer parts of the village

Bolingbrook kept growing well after its first boom. It added more than 32,000 residents between 1990 and 2010. Homes from those years are newer but are starting to need driveway aprons, patio extensions and stoop repairs. The village spans Will and DuPage counties and five townships, with I-55 crossing its southern part and I-355 on the east side.

A big village on a grid of main roads

Bolingbrook covers about 25 square miles and had 24,408 housing units in 2020. Main routes such as Boughton Road, Lily Cache Lane and Weber Road tie the older subdivisions near Route 53 to newer ones farther out. The spread matters for planning: a Westbury or Colonial Village home from the first wave usually needs a full driveway or stoop replacement, while a house from the 1990s and 2000s growth more often needs a single panel, an apron or a patio extension. We price each to what the slab actually needs.

Garage floors and aprons

The joint where the garage floor meets the driveway is a weak spot on many older Bolingbrook homes. If the driveway has dropped, water runs back into the garage and can freeze at the door. Replacing the first driveway panel and setting it at the right height usually fixes this. If the garage floor itself has cracked and sunk, we can replace it as part of the same job.

Bolingbrook Questions

Why do Bolingbrook driveways sink near the garage?

Soil backfilled along the foundation keeps settling, and some lots sit on soft, wet ground. We dig out soft subgrade and compact a stone base before pouring the new driveway.

Can you pour over my old patio instead of removing it?

We generally do not recommend it on old, cracked slabs. Cracks and movement in the old slab come through the new layer. Removal and a new base last longer.

Do you work in both the Will and DuPage county parts of Bolingbrook?

Yes. We work across the whole village and check permit requirements for your address before the job.
