Warrenville Neighborhoods and Their Concrete

Warrenville is small, about 5.6 square miles, but its neighborhoods differ enough that concrete contractors here need to know which part of town they are in. The city sits on the DuPage River just north of I-88 in DuPage County, and it had 13,553 people at the 2020 census and 15,195 in a 2024 special census.

Neighborhood by neighborhood

Summerlakes and Fox Hollow. Wikipedia says these two large subdivisions on the west side, next to Fermilab, were built in the mid-1970s. Concrete from that era is approaching 50 years old. Many driveways and patios have been replaced once already. The ones that have not usually show broken aprons, heaved walks and patios that have sunk toward the house.

The old neighborhood. To the south, near Galusha Avenue, is an older area with a mix of housing styles. Expect narrow drives, older steps and detached garages.

The Forest Preserve neighborhood. On the east side near Cantigny are wooded multi-acre lots. Long driveways and tree roots are the main concerns. Roots lift slabs, and shade keeps concrete wet longer, so drainage and a good sealer matter more here.

Other subdivisions. Warrenville Lakes, Timber Creek, Saddle Ridge, Thornwilde, Edgebrook, River Oaks and Maple Hill fill out the rest of the city, each with its own age and layout.

Why 1970s flatwork gives out

Concrete from the 1970s was often poured thinner and on less base than we use today, and some of it was not air entrained. After decades of freeze-thaw and road salt, that concrete scales, spalls and cracks into pieces. Patching rarely holds long on slabs in that condition. Replacing the slab with a properly compacted stone base, air-entrained concrete and correctly spaced control joints gives you a fresh start.

Growth that came in waves

Warrenville was founded in 1833, when Julius Warren and his family arrived from New York, and it incorporated as a city in 1967 with about 4,000 people. Growth in the 1970s and 1980s nearly doubled it. The population was 7,519 in 1980, 11,333 in 1990 and 13,363 in 2000. More recently, the Cantera development was built on a 650-acre former limestone quarry.

What we pour and repair here

  • Concrete driveways: replacing 1970s and 1980s driveways and approaches
  • Concrete patios: new and replacement patios with proper drainage
  • Stamped concrete: decorative patios for wooded and suburban lots
  • Sidewalks and steps: front walks, stoops and steps lifted by roots
  • Garage and shed slabs: detached garage floors and shed pads
  • Concrete repair and replacement: heaved, sunken or spalled sections

Near Fermilab and the forest preserves

Warrenville's west-side subdivisions border Fermilab, and the east side reaches toward Cantigny and McKee Marsh. Lots that back onto open land or preserve often take more runoff from behind than a typical subdivision yard. Before we pour a patio or a walk along the back of one of those lots, we look at which way water comes across the yard after a storm and set the slab so it sheds that water around the house rather than toward it.

Long drives on wooded lots

The east side lots near Cantigny can have long driveways under heavy shade. Shaded concrete stays damp longer, which can encourage moss and slow drying after rain. We pitch these drives so water leaves quickly, keep joints tight, and suggest a breathable sealer that helps the surface shed water without trapping moisture underneath.

Warrenville Questions

Is it worth patching a 1970s driveway in Warrenville?

Usually not if it is scaling or broken into pieces. Concrete that old often lacks air entrainment and a good base, so patches do not hold long. Replacement gives you a sound slab.

Tree roots lifted my walk. Can you fix it?

We remove the lifted sections and rebuild the base. Whether a root can be trimmed is a call for an arborist, especially on wooded lots, so we can plan around one if needed.

Do you work in Summerlakes and Fox Hollow?

Yes. We work throughout Warrenville, including Summerlakes, Fox Hollow, the older south side and the east side lots near Cantigny.
