Plano's Old and New Concrete

Plano sits about 55 miles from Chicago in Kendall County, at the far edge of the area we serve, and concrete contractors here see two very different kinds of homes. The older part of town grew around agriculture and manufacturing. The Marsh brothers began building their harvester in Plano in the early 1860s, and the Plano Manufacturing Company drove growth after that. Then, in the early 21st century, multiple new housing developments went up. Plano's population went from 5,633 in 2000 to 10,856 in 2010, a 92.7 percent jump, and reached 11,847 in 2020.

Homes from the 2000s

The newer subdivisions are now 15 to 25 years old. Wikipedia notes that after the economic downturn, many houses in both the new developments and older parts of town went through foreclosure. Homes that sat empty or changed hands several times sometimes missed routine upkeep, so we often find:

  • Driveways with cracks that were never sealed
  • Stoops and walks that settled on backfill
  • Small builder patios with corner cracks
  • Downspouts emptying right next to a slab

If you have bought one of these homes, a concrete check is a smart part of getting it back into shape.

The older town

Plano was founded in 1872 and stayed small for decades, with fewer people in 1920 than in 1880. It then grew steadily to 4,664 by 1970. Homes from those years have older driveways, detached garages and front steps that are due for replacement. Steps are often the priority, since a settled or cracked step is a trip hazard and can direct water toward the foundation.

Low and close to the river

Plano sits at about 633 feet in Little Rock Township, near the Fox River. Silver Springs State Park lies across the river from the Farnsworth House, the Mies van der Rohe retreat. Lots near the river and its low ground need extra thought about drainage. We set every slab to move water away from the house and check where it ends up.

Downtown on film

Plano's downtown had a turn on screen in 2011, when exterior scenes for the Superman film were shot there and the business district stood in for Smallville. The older streets around that downtown are where Plano's oldest homes, walks and steps are found. Many of those front walks and stoops have been patched for decades. Replacing them with even steps, a level landing and a walk that drains to the lawn is often the most noticeable improvement an older Plano house can get.

Our services in Plano

  • Concrete driveways: replacements, extensions and new aprons
  • Concrete patios: larger patios to replace builder slabs
  • Stamped concrete: decorative patios and walks
  • Sidewalks and steps: front steps, stoops and walks
  • Garage and shed slabs: detached garages and shed pads
  • Concrete repair and replacement: cracked or sunken sections

Sealing new concrete

New exterior concrete benefits from a sealer once it has cured. A penetrating sealer helps keep water and salt out of the surface, which matters in a town with real winters. Stamped concrete needs a film-forming sealer to protect the color and should be resealed every few years. We tell you which product we recommend and when to reapply it.
